COMMUNICATION


Communication is key and you can expect to hear from Brad and Drew along with their team throughout the listing process with anything from regular updates on marketing success, feedback from a showing, follow up on a conversation with other agents and buyers and to just to see how things are going with you.


After a conditional sale the communication continues all the way through so you can have a smooth Completion Day.

Listing your home is a commitment from us to market your home to the highest number of qualified buyers possible in person and online along with a commitment by you to do everything to make your home as ready for sale as possible 


To prepare for bringing your home to market, we encourage all of our clients to have an understanding of some of the documentation that will be required, such as; for single family home and bareland condo owners, this includes a current and valid Real Property Report, and for all condo owners there are a number of condo documents that will need to be provided, which you can learn more about here.

Our marketing is quite extensive and we will be doing the following:


  • We will take hundreds of photos, a virtual reality tour, custom floorplans and printed/digital brochure prepared prior to getting your property exposed to the open market and to as many buyers as possible. We have found our custom marketing pieces to be invaluable for local buyers along with buyers (or family members of buyers) from further away.

  • A facebook marketing campaign to bring attention to your home


  • Advertising to 10,000+ Realtors and their clients through our affiliation with the Alberta Real Estate Association

Understanding the relationship that you form with the Realtor and their brokerage that you work with is a vital part of the listing process, and the Real Estate Council of Alberta has developed a number of useful resources detailing how the relationship works, which are outlined in the videos below.

The Real Property Report

Another key component of the listing process of a single family home or bareland condo is making sure you have an up-to-date Real Property Report (RPR) on hand with a Stamp of Compliance from the Town of Banff. The Alberta Land Surveyor's Association states a RPR is a legal document that clearly illustrates the location of significant visible improvements to land relative to property boundaries. These improvements include, but are not limited to, the home itself, garage (if detached), decks, sheds, and/or fences, and the RPR must reflect the current status of the improvements on the property.
