Over the past 15 years, we have developed a very detailed and effective approach to help educate you on the local market and the buying process, as well as find you the perfect home. A key consideration of real estate transactions in Banff is it's unique location within a national Park, as it affects who can own and live within the Town's boundaries. When looking at Banff homes, one must meet the requirements of the "Need to Reside" clause as well as be aware that the property in Banff is not purchased, but is in fact leased from Parks Canada. We understand that there are numerous issues to consider, and our knowledge and experience will help guide you through the unique nature of finding a property in Banff, and making sure the transaction closes smoothly.

Another important part of the process of buying a home is understanding the relationship that you form with the Realtor that you work with, and the Real Estate Council of Alberta has developed a number of useful resources detailing how the relationship works, which are outlined in the videos below, or in print form here.

The Real Estate Council of Alberta also mandated that starting in the Summer of 2014, real estate industry members enter into a written service agreement with those whom they form a client relationship, with the Buyer Representation Agreement being the one most often utilized in our transactions . This Agreement was created to ensure that the role of the real estate industry member during the buying process is clear, and to minimize any confusion about the relationship between the two parties. Above the ability to clearly define the relationship between client and industry members, written service agreements help industry professionals effectively communicate with clients about:

  • the services to be provided by the brokerage;

  • the obligations and responsibilities of the parties;

  • consent for collection, use and distribution of personal information of the client;

  • method of calculation of remuneration or how the industry professional will be compensated
